Why Most Tune-ups are NOT a Tune-Up

A tune-up  means you actually have to tune something up, not just check it to find problems. This process extends the system’s lifespan by replacing components nearing the end of their expected useful life.

Let’s be real. Claims about cheap air conditioning tune-ups sound suspicious. If someone’s offering to "tune-up" your furnace for $29-$49, what are they really doing? Get them to show you what they actually did. Did they check the system vitals? When did they check them, before or after the cleaning? Did they even clean the outdoor condensing unit from the inside out? Did they calibrate the equipment? Did they take the vitals a second time to if they took them before the cleaning and calibrating?

If you don't have at least two sets of readings, you don't have a tune-up, you have a sales call.

  • Deep clean it every 3-5 years, depending on its environment. 
  • Restore it every 10 years or so.

Step 1: A Quick Chat

Before jumping in, let’s avoid making assumptions or missing any important information. There are a number of things a homeowner may notice when dealing with their air conditioner:

  1. The voltage and amperage readings confirm the electrical components (compressor, blower motor, etc.) are not overloaded or underpowered.
  2. The electrical resistance of vital components confirms capacitors, contactors, and motor windings are within acceptable ranges.
  3. The refrigerant suction and discharge pressures must align with OEM charts for the given environmental conditions.
  4. Compressor discharge line temperature indicates whether the compressor is operating within safe thermal limits.
  5. The superheat and subcooling vitals confirm proper refrigerant charge and system operation per manufacturer specs.
  6. The Total External Static Pressure (TESP) verifies that the system’s airflow is within manufacturer-defined ranges.

Very often, when one of these vitals is outside of manufacturer’s specifications, the homeowner will see a drop in comfort, increased energy bills, unexpected repairs, and premature replacement of their system.

Step Three: Cleaning the System From The Inside Out

Cleaning is the foundation of accurate diagnostics and improved operation, but let’s be real. This isn’t the deep cleaning that ACCA recommends homeowners do every 3 to 5 years, depending on environmental conditions. These are the five cleaning essentials to produce accurate readings and ensure your system is functioning within manufacturer specifications. 

  1. Replace or clean all air filters: Dirty filters restrict airflow, making your system work harder, throwing off vital performance metrics. Some air filters are cleanable; others are disposable. 
  2. Clear debris around and inside the outdoor condensing unit: Sand, sticks, leaves, and nests will obstruct airflow and mechanical movement for proper performance.
  3. Clean the condenser coil from the inside out: Dust and debris buildup on outdoor coils reduce heat transfer, significantly impacting cooling efficiency. Frankie cleans these coils from the inside of the condensing unit out with a hose and water because to do it from the outside in will just pack the dirt and debris in tighter, causing false readings and eventually system-wide failure. 
  4. Flush the condensate drain: In Phoenix, condensate drains are notoriously blocked, and a common reason the system is underperforming or broken. Cleaning the condensate drain and p-trap is essential for accurate readings and optimal performance when it counts. 
  5. Wipe down the blower components: This removes the dust build-up that puts the fan out of balance and wears out the bearings.
